The old saying that you only get one chance to make a first impression applies to real estate too!  Prospective home buyers may drive by an available property just to check out its overall curb appeal.  Curb appeal is the relative attractiveness of a building, either commercial or residential, to someone driving or walking past.  Curb appeal includes such details as landscaping, lighting, architectural style and external paint scheme.  It applies not only to the front of the property but to the sides and back as well. The successful and quick sale of a property may depend on its curb appeal!

There are a number of ways a homeowner can improve the property’s curb appeal. Landscape design is often one of the first things others notice about a home as they pull up.  In Henderson, for newer construction, the front yard consists heavily of rock and shrubs or trees.  There should not be any bare areas of rock and shrubs and trees should be well manicured.  There should be a clear passage to the front door and dead plants will need to be replanted (of course, check with your HOA as they may limit the types of trees and shrubs one can plant).  Color can be lacking here in the desert, so try to add a few hints of color either through the contrasting rock or plantings of some flowers or shrubs that contain color.  If your home has a lawn, it should be mowed.  If your home has fake grass, it should be brushed or vacuumed to remove all leaves and debris and all edges should be pinned down.

The symmetry of the home should be balanced.  This can be achieved through lighting fixtures, shutters or window accessories. Make sure these are well maintained and working.  One can add a few other decorative elements but do not overwhelm the eye or give a cluttered appearance to the yard.

Another way to achieve curb appeal is through the addition of a lighting scheme.  Solar lights or decorative lights can be both beautiful and functional as they can illuminate walkways, driveways or front home areas.  Just remember that whatever lighting system is in place, it must be in good working order to maximize curb appeal.

Here are some simple tips to boost your home’s curb appeal.

  • Dress up your front door. It is the focal point for curb appeal. You do not necessarily have to paint it red (check with your HOA before painting any part of your house) but do make sure that it receives a coat of paint to refresh and make it a clean entry into your home.  Some homes in Las Vegas are designed to not see the front door.  In any case, maybe add a pop of color to your front door or dress up the patio around your front door with a chair and table or some flowers.
  • Replace old hardware on your door and give it a new feel. This is a very cheap and easy way to make your tired door look new and inviting.
  • Create an instant flower garden. You can go down to your local garden or home improvement store and buy containers of flowers.  Keep in mind the hot summer temperatures in Las Vegas and they will need to be watered daily.
  • You may want to add accent trim. Although this can be very nice, just keep in mind that if you are living in an HOA run community, you will have to get approval for your plan before starting.
  • Make sure your drive way is clean and in good repair. If there are any oil leaks or other stains, try to remove them with a DIY tip from Pinterest.
  • Most homes in Henderson have lighted number schemes so make sure yours is working and the numbers are readable.
  • Make sure you have adequate amounts of rock in your front yard and that all plants are healthy and manicured.

Curb appeal is an extremely important part of the home buying process.
