As you are off on your house buying journey, you have undoubtedly faced the question of buying new construction or buying a re-sale home.  What are the pros and cons for each type of purchase?

New Vs. Resale

If you purchase a new construction home, it is brand new and clean!  If the thought of someone taking a shower there before you grosses you out, you may want to stick with new home construction.  New homes have some built in flexibility to them.  Most builders will let you customize your plan and allow you choose your options and finishes.  This means you will have the most say in how your house will look right from the start.  New construction tends to have a more modern look and feel.  New construction tends to be more energy efficient as it has better insulation and will most likely have new appliances that are more energy efficient, thus saving you money!  New home construction comes with extended warranties so that anything that breaks down can be fixed.

New home construction can have some drawbacks. For example, here in Las Vegas, builders build developments and the houses all look very similar.  If you like different or like to stand out, new homes may be not the best for you!  New home construction typically does not allow one to negotiate the price of the home.  Lastly, it can be costly to buy new construction due to the add-ons.  You may want high-end finishes and upgraded everything but you may change your mind when you see how much the builder will charge for these upgrades.

Resale Homes

Resale homes can include finishes and touches that most would consider charming and enviable.  If you tend to like yesteryear and the glory that goes along with it, resale homes may be your best bet.  You will easily find much more charm and unique features in resale homes than new homes.  If you are a natural born negotiator or just enjoy a good back and forth, resale homes allow for much more negotiation on price and other features of the home.  Sellers of resale homes must provide a disclosure sheet by law so you will know what, if any, problems the property has.  Buying a resale home will allow you to move into an established neighborhood with amenities, parks, schools and shops and restaurants.  Some new construction homes are built in an isolated suburb area that may have a yet undeveloped surrounding area.

Although resale homes can be charming, their charm is what can be their downfall.  Usually the home is older and more things tend to break down with older homes.  As a home ages, it tends to bicycle HN communitybreak down.  The older the home gets, the larger the possibility of more things breaking down or needing repair.  This can be very costly.  Resale homes tend to be less energy efficient and thus more expensive to operate.  Resale homes are someone else’s tastes so you may not like their design, older appliances or amenities.  If you are not handy, it may be very costly to remodel.  And the last con of resale homes is that they have been lived in already.

The decision to buy a newly built home or a resale home is based upon many factors, including price, aesthetics, location, appeal, your personality, desires and even resale value down the road.  It can be a difficult decision but should be explored and examined rationally and objectively to make sure you love your new home for years to come!
